King County Home Prices Drop as Inventory Surges in April

Residential property prices in King and Snohomish counties experienced a year-over-year decline in April 2026 as housing inventory saw a significant increase. Data released on May 5, 2026, by the Northwest Multiple Listing Service (NWMLS) indicates a shift in the Puget Sound market dynamics compared to the previous year.

In King County, the median price for a home fell to $859,000, representing a 5.3% decrease from the $907,000 recorded in April 2025. Snohomish County recorded a more modest dip, with median prices sliding from $755,500 to $750,000 during the same period.

Market supply in Snohomish County grew substantially, with active listings rising approximately 58% from 1,325 to 2,094. Across the entire NWMLS service area, inventory grew by 28.4% while the total volume of closed sales dropped by 3.7%.
